Hausmann is one of the most innovative, relationship-driven commercial construction firms in the region. With high-quality projects across all market types, our firm operates in eight states from six corporate offices. Over the last 20+ years, Hausmann has constructed over $1 billion in housing and development projects.
Over the past five years, we’ve worked on numerous Kansas City housing, multi-family, and senior living projects. Our experience and market insight have earned Hausmann a trusted reputation as a housing and development partner.
DOWNTOWN KANSAS CITY GROWTH
Kansas City’s real estate market is robust, gaining national attention. Recently named the No. 1 housing market in the nation, the city boasts strong housing demand and economic growth. Hausmann is adding to that growth with two in-progress projects, Meadow Lake Apartments and The Helm.
The Helm is a mixed-use, 224-unit luxury apartment development situated near downtown Kansas City. Set for full completion this year, the complex is already renting units due to strategic phased turnovers by our team. The project features four-story apartment buildings totaling 220,000 square feet, plus a clubhouse with a FEMA shelter, fitness studio, yoga room, offices, and a pool.
South of downtown Kansas City on Meadow Lake Parkway, Meadow Lake Apartments is a 213-unit, 308,000 square foot community set for completion in 2026. It includes an above-podium, 79,000 square foot garage with 237 parking stalls and 4,900 square feet of commercial space. The complex features a clubroom, fitness center, pool courtyard, and outdoor living spaces, showing Hausmann’s ability to integrate functionality with luxury.
SENIOR LIVING AND MULTI-FAMILY CONSTRUCTION PARTNER
A key element to becoming a trusted development construction partner is consistently delivering high-quality projects while addressing their unique challenges. The following projects—finished within the past three years—show Hausmann’s expertise in managing large-scale builds across different housing types. This showcases our versatility and a deep understanding of the diverse needs within the Kansas City housing market.
A new build, The Lofts at Fox Ridge stands out as a 396-unit multi-family residential complex located on 30 acres. This development features 12 apartment buildings, nine garages, and a clubhouse, complemented by high-end amenities like spacious balconies, a fitness center, a resort-style swimming pool, and a courtyard.
Similarly, the Meadowbrook project showcases Hausmann’s expertise in tackling challenging builds. This expansive 385,000 square foot project includes seven interconnected buildings with memory care, assisted living, and independent living wings with 222 units. Shared spaces on the main level feature multiple dining areas, a library, private dining rooms, a commercial kitchen, a physical therapy room, a theater, a salon, and spacious courtyards.
Building Meadowbrook on eight acres posed challenges due to limited space, requiring just-in-time delivery to streamline materials and logistics. Our team’s adaptability and commitment to accommodating resident move-ins during the project’s completion phase earned high praise from the client.
“The community is truly beautiful,” said PJ Prusia, District Director of Dial Retirement Communities, owner of Meadowbrook. “What I have appreciated even more is the kindness, thoughtfulness, and consideration of the Hausmann team. They especially worked hard to accommodate our numerous resident move-ins in independent living while still focused on completing the project. I would highly recommend this team of professionals.”
EXPERTISE IN COMPLIANCE AND HUD FINANCING
In the Kansas City housing market, a commercial contractor’s expertise in zoning, permitting, compliance, affordable housing requirements, and unique financing opportunities are extremely important to the success of both the construction and the client.
Hausmann is highly capable of navigating the complexities of federal funding regulations, ensuring strict adherence to U.S Department of Housing and Urban Development (HUD) requirements. This includes a deep understanding of Davis-Bacon wage compliance, Section 3 hiring and procurement standards, fair housing laws, and environmental review processes. Our proven experience with HUD-financed projects—and our established relationships with the officials—enables us to be an expert coordinator between Kansas City lenders, developers, and local agencies.
Hausmann’s familiarity with both Missouri and Kansas construction law as it pertains to housing and living communities underscores our readiness to navigate legal complexities. This knowledge is further enhanced by strong relationships with local authorities and vendors, shown through our success in adapting to the processes and expectations in Johnson County during the Meadowbrook project. Furthermore, we have strong ties to the Kansas City trades and supplier networks, which we rely on for a deeper understanding of the market and trade-specific compliance.
For example, Hausmann spearheaded conversations with the Unified Government of Wyandotte County and Kansas City, KS, to allow the turnover of 101 units for The Helm three months ahead of schedule. Through negotiations with the city and county officials, our team was able to present a plan and obtain approval to partition off a portion of the facility and allow for early tenant move-ins. This included coordination of work with the US Army Corps of Engineers to complete improvements to the Kansas River levee, placing egress pathways to meet all life safety requirements for early occupancy.
Hausmann’s role as a knowledgeable hub within the construction ecosystem for Kansas City developments ensures that all parties involved in a project receive accurate and actionable information, driving builds forward efficiently.
A DEVELOPER-FOCUSED APPROACH
What truly sets Hausmann apart, however, is our developer mindset, cultivated through our own development experience. This perspective enables our team to elevate resources during design and construction, bringing added value to clients. We emphasize the use of quality materials and construction methods that balance upfront costs with long-term maintenance savings, benefiting both the developer and the eventual end-user.
By combining extensive multi-market experience with a creative and solution-minded preconstruction team, Hausmann is able to deliver high-quality results for the Kansas City housing market at competitive price points, leveraging commercial building expertise to elevate multi-family housing projects.
COMMITMENT TO INNOVATION AND EXCELLENCE
At Hausmann, our commitment to innovation and excellence is reflected in every aspect of our work, from preconstruction to final delivery. We prioritize delivering housing and development projects that are truly complete at turnover, eliminating the frustration of lingering punch list items—a common challenge in the industry. For example, the first phase of The Helm was completed with zero punch list items at owner move-in, a rare and noteworthy achievement that underscores our dedication to quality and client satisfaction.
Furthermore, our preconstruction budgets are precise and reliable, informed by detailed Kansas City market analysis and extensive multi-family experience. We collaborate closely with developers and design teams to establish accurate pricing early in the process, ensuring projects remain on budget and eliminating risks of late-stage redesigns or delays in securing financing. This proactive approach has allowed our Kansas City housing and development projects to move forward efficiently, from conception to completion.
Hausmann’s portfolio of housing and development projects in Kansas City reflects a commitment to excellence and a deep understanding of the relevant factors in successful multi-family construction. Our innovative and collaborative approach continues to set a benchmark for quality and reliability in the housing construction industry.
