The 4H building renovation will include a new conference center for Innovation Campus with a 400 seat auditorium, conference break out rooms and ball room. Leasable office space will also be available in the building. The existing 70,000 sf building is two stories tall. The original high bay trusses will be restored and become a feature of the conference space. Exterior renovation of the building includes tuck pointing and cleaning of the original brick masonry, window replacement that is respectful of the original design and new roofing.

Connected to the former 4H building via a two story link is the new, three story NIC office building that includes approximately 80,000 sf of office lease space as well as 3,000 sf in retail space on the first level.

An open plaza is located between the two buildings and will serve as the heart of the entire Innovation Campus and the home for outdoor concerts, gatherings and overflow conference space.

The 7100 Mid America Plaza project is located at the northeast corner of the intersection of 72nd street and West Center Road in Omaha, Nebraska within the existing Mid America Plaza business area.

The project consists of the demolition of the existing ‘7100 Building’, a 5 story 100,000 square foot brick structure. Built in its place will be a 150,000 square foot 6 story medical office structure, with a full basement. The building includes an oversized first floor with high ceilings and an atrium that is open through all 6 floors. The first floor will be comprised of retail, pharmacy, and quick care components. Floors two through five will be a mix of primary care physicians, dentists, and minor out-patient procedure rooms; with the sixth floor including physician offices and meeting rooms.

The exterior of the building is a combination of high quality curtain wall systems and burnished concrete block that will sit on a 5 acre site that includes all new surface parking and improved green space.

The Mixed-Use Parking and Residential Facility includes a parking structure which will accommodate 1,654 vehicles and management office space. “The 50/50” housing facility will include 475 beds and be designed primarily for UNL students. The design will also be able to incorporate commercial tenants if demand merits. This structure consists of 130 suites of two-, three- and four-bedroom units. Twenty-six suites (101 beds) will be on first-fourth floors, with an additional 104 suites (374 beds) on top of the parking garage (floors nine to 11). Apartment features and amenities planned include: secured access; on-site management office; rooftop outdoor terrace with hot tubs; environmentally friendly roof garden with plantings; fitness center; group study lounges; bicycle storage; secured waiting areas for mass transit; full kitchens with appliances; fully furnished units; and washer/dryers. The seven-story parking structure is planned to have 1,608 stalls — 1,263 stalls for university parking and 345 stalls for the apartment complex.

Originally constructed in 1976, this facility includes a 13,500 seat arena, a 1,000 seat natatorium with swimming and diving pools, and a 5,000 seat indoor track. In addition to competition venues, Devaney provides a practice gym for Wrestling, athletic medicine, locker rooms, coaches’ offices and a Strength Training Complex. The renovation to the Bob Devaney Sports Center will transform the facility into a premium volleyball arena. Once renovations are complete, the Devaney arena will be a mix of new and old. Premium hospitality suites, coaches’ offices, locker rooms, VIP area and remodeled concession areas will add new features to the brilliantly colored court. Architectural trusses help to create the intimacy that Nebraska volleyball has enjoyed at the Coliseum for some 35 years now.

This 64,000 square foot project was completed for the UNL Athletic Department. Hausmann Construction acted as the general contractor but assisted the architect with the budget and preliminary cost estimates during the design phase helping the project to be delivered under budget. The facility contains men’s and women’s basketball courts, locker rooms, and lounges as well as a wrestling/weight room and business offices. Special features include a floor to ceiling tile mural making the shape of a baketball and net, a floating granite basketball fountain and Ipads which synch to individual lockers.

Parking Decks 1-3 area series of three six-story parking garages in the West Haymarket area of Lincoln. Garage 1 & 3 consist of 947 parking stalls and Garage 2 consists of 740 stalls, all providing easy access to Pinnacle Bank Arena and the Railyard District. For Hausmann, coordination of the work with other Construction Managers on this project was key. Each garage will incorporate six story storefront glass, three elevators and two entrances for patrons. Parking Deck No. 1 is complete with Parking Decks 2-3 following shortly.

Value engineering on these projects was critical to meeting the budget. The city’s budget for the parking garage was originally $13,100,000 when we were selected as the CM for the project. Since Hausmann has come on board to help develop the plans and perform timely estimates, we have effectively cut $600,000 off of the budget through acquiring competitive bids, teaming with smaller qualified contractors unwilling to tackle the project on their own, and self-performing work for scopes unachievable for others in the timeframe allowed.

Hausmann Construction served as the Construction Manager for the new 67,000 sf intermediate elementary school, including additions and renovations to the high school facility. Hausmann was an integral part in pre-bond election services. The main tasks performed by Hausmann Prebond included site selection, budget analysis and constructability review. The project was bid out in multiple bid packages generated by Hausmann allowing a “fast track” approach while design was still in progress.

Prior to serving as General Contractor for Lincoln Public School’s newest 72,000 sf facility, Hausmann Construction provided constructability and budget assistance to the design team. Once awarded the project, Hausmann led the efforts to construct the new P-5 elementary school which is designed for future growth of the facility. The main entrance features a large canopy to provide shelter for the entry/exit and recess and play. A vestibule opens to the Welcome Lobby, housing the reception area providing open views of the playfields. To facilitate after hours events, a parking lot entrance is provided to access the gym and cafeteria/multipurpose area. Hausmann was able to finish this project within budget and 45 days earlier than scheduled.

This 16,000-square-foot corporate headquarters building and warehouse/maintenance facility for Plastic Companies Enterprises was completed as part of a Design-Build process with Hausmann Construction.

The office portion of the building features a brick veneer and a prominent main entrance set off by angular architectural forms. A lobby, reception area and 15 offices surround an open workstation area and a central conference room. The office section of the building also features a workout/fitness facility, a shower area, and break rooms.

The warehouse portion of the facility, located at the back of the building, is a pre-engineered metal structure. This area features a large open area that can be used for storage, maintenance and shipping/receiving to meet immediate needs, and also can house manufacturing operations in the future. A service dock is located in the rear. The facility was designed for two additional expansions slated to start in 2014.

Hausmann is Cuckoo for Construction

We are grateful to give back to the community and announce our partnership and contribution to the Lincoln Children’s Museum and their latest project “Cuckoo Construction”. The $1.1 million exhibit renovation project will include a three-story clock tower and construction-themed exhibit. Among its features will be a climbing structure for children, a slide and multiple cause-and-effect components that reinforce science and engineering principals.
